How we work


Buy the right building

Small sites in established suburbs, usually ones that have been let go. Position first, then what can actually be done with it.


Sort the planning first

Permits and drawings are done before we offer it to anyone. It saves everybody the guesswork later.


Do the work properly

Every project carries a full set of documents. If it is not on paper, it is not done.


Find someone good to run it

We hold and improve rather than flip. We would rather the right operator than the quickest one.

The firm

Privately held. Based in Melbourne.

We are privately held, and we develop to hold. Selling on is not the plan, so nothing here gets rushed to meet a date.

That changes how we buy. We can wait for a building worth waiting for, and take the time to resolve the planning properly before anyone sees it.

It changes who we lease to as well. We are still here after the tenant moves in, so a tenant who does well matters more to us than a quick one. You deal with the people who own the building, not an agent in the middle.
